With or without icing ... they're ooey gooey delicious!!!
I went here to try their famous Frosted Cinnamon Roll and I had a mixed feeling about it. While the roll was soft, I found it to be too sweet. I would suggest getting one without frosting if you don't have as much sweet tooth as I am.
A lot of places claiming the best cinnamon rolls, but I think here is the best.
Hands down the best cinnamon buns in Vancouver. No messing around with raisins or nuts. Just cinnamony-sweet, gooey, deliciousness.
You have not had a cinnamon bun until you have been here. Walk in and you can just feel the cinnamon. Perfectly gooey and not too much dough. They are quite large. Personally I prefer to ask for some icing on the side as icing gets too sweet for me easily - but so worth every penny if you like cinnamon buns.
You've been warned it smells heavenly when walking in.
My girlfriend learned of GFC while attending UBC, and told me about their incredible cinnamon rolls. I was dubious, but they lived up the hype (and then some)!
Upshot: the only time that I partake of cinnamon rolls is when I visit Vancouver, specifically at GFC. Thank you, GFC, for ruining American cinnamon rolls for me! :-)
I am not a big fan of cinnamon bun. So me commented on their cinnamon bun might not give it much justice. The buns are made daily and made fresh that's for sure. They are nice and soft. Like I said I am not a fan so to me they are meh. But to many they are good.
A friend told me this place has the best cinnamon bun and he is right or could be right because he is not the only one who mentioned...

HOW HAS NOBODY SAID ANYTHING ABOUT THEIR FRAPPES YET? They're soooo good. The caramel frappe is to die for (way better than Starbucks'). Cinnamon buns...well I guess this place is like known for them and they're pretty goddamn good too.
Grounds for Coffee makes by far the best store bought cinnamon buns I've ever tasted. These rolls are simple, made with quality ingredients, not overly sweet, and topped with delicious cream cheese icing. They are warm, sticky, and gooey as any good cinnamon roll should be! Basically, they are that rare example of something that simply couldn't be improved upon because it's perfect.

I don't spend much time in Kits, but I just started taking guitar lessons there and had time to kill before a lesson so I figured I'd find the nearest coffee shop. To my pleasant surprise, I wandered into this place.
Now, I always picture everything on this side of Granville to be super overpriced and hoity-toity, but the prices here were quite good! I got a very generous vegan wrap for $5.

The cinnamon buns are amazing! I also love the fact that they have almond milk as an option for lattes - but be prepared to wait if you order a drink from the espresso bar because the staff tend to move pretty slowly.
This place has been a reliable go to for us. We like to think they have the best cinnamon rolls in Vancouver.

Really the best cinnamon bun I've ever had. So soft, not overly sweet and the center is just a delicious, gooey, cinnamon wonderland.
Compared to previous photos, I do think they have shrunk in size, but 1 cinnamon roll could definitely still fill me.

5 stars for cinnamon buns but 3.5 stars for coffee. Only one thing I didn't like about their coffee was bitterness. I usually drink blonde (the mildest in terms of taste) coffee at Starbucks. If you like dark roast, you might be okay with their coffee thou.

Drove clear across the city to see if indeed, the best cinnamon bun lies in this place. Yes. Yes, it does. Unbelievably soft and not overly gooey but certainly gooey enough! Not cheap but worth the price especially if you buy 6. I could have eaten 3 and they are big! Friendly service to boot. Will be coming here again for my next craving!

Large coffee shop with some character without feeling as though you're excluded. They specialize in cinnamon buns. They even do custom orders for a large cinnamon bun heart (call first to pre-order). Customer service could've been a bit better.

It's lovely in here! The accolades for the cinnamon buns are fair enough, but I think people underrate this place for its chill factor. Pillows, 60s groove rock, good drip coffe, courteous staff, comfy chairs, queer friendly, inked arms and crochet scarves - delightfully unpretentious. Decent vegan cinnamon buns but you have to be very careful to make sure they don't use utensils covered in cream cheese. If you are allergic to dairy be wary.

Cinnamon Buns. Find me a better one, and I'll be surprised (but delighted!)
I personally have to go light on the icing because they give you plenty, and it's just plain rich, but even with light icing, you're good to go.
Wifi worked well, and they didn't mind us hanging out for a couple hours.

I've only gone here for the cinnamon buns & coffee. If you like cinnamon buns, you'll love this place... try to get them while they're still HOT...yummy & gooey. They're not as tasty once they've cooled off even if you reheat them. The coffee isn't bad either. Parking can be tight.

The cinnamon buns are amazing! If you come here, definitely order one with icing.
The interior is cute and has lots of places to sit down and enjoy your coffee. It is a bit narrow, but there was still room to sit when I was there around noon on a Saturday.
I don't drink coffee so I can't review that, but my boyfriend seemed to enjoy his.
The regular cinnamon bun is still so good - even with 10 minutes to close, they are still warm, ooey and gooey as promised. The interior is bright and cozy, I loved the arm chairs by the window/patio. Staff were friendly too, offering take-out cups for those still sipping their lattes at closing time.

They get 5-stars for their delicious cinnamon buns and the perfect icing that they serve. Usually, I find the regular amount not quite enough, so I get a bit more (you have to pay extra though). The cinnamon buns are bit pricey (around $3.75).
Their coffee is OK. It isn't very strong or memorable. But it isn't watery or bitter tasting either.

Grounds for Coffee just came to mind when I saw someone's Cinnamon Bun list on yelp and couldn't believe there wasn't a mention of this place on that list! (Also reminded me that I haven't reviewed it yet either!)
They are fresh, gooey, warm and you must get it with icing. (I find the ones without icing are a little dry sometimes, and honestly don't think you'd save that much in calories, so...

My friend encouraged me to grab a cinnamon roll from Grounds For Coffee because, apparently, they have the best cinnamon rolls EVER. I figured, "why not? I had a cinnamon roll and a coffee and didn't eat again till 5pm...and I wasn't even hungry then! I simply ate out of principal that it had been 7 hours since consuming calories.

Am so not pleased with today's cinnamon bun (Monday almost 2pm). It was hard and stale-crunchy underneath with very little remaining icing-a poor shadow of previous offerings. When I returned it to the tiny sales lady at the counter she said it was fresh (???) but exchanged it for a 'new' one once conferring with another woman there. Best cinnamon rolls I have ever tasted, by far. This is not an exaggeration. They have ruined me for all other cinnamon rolls. For that I should not forgive them...but it is impossible to stay mad at them...their cinnamon rolls are just too good to hold a grudge.
