I have been to every dim sum place in the lower mainland, and this place is by far my favourite! It can get extremely busy, so I would advise you to go early. The shrimp eggplant dish is my all time fav!

Even though always packed, this place serves the most delicious dimsum. Good quality, speedy service (which is surprising given how packed the place is at all times on the weekend).
Nom nom nom, pretty happy to have discovered a new dim sum place to eat. Conveniently located in a mall (where there's plenty of parking space in the parking garage attached), this dim sum place is super easy to find. I came here based on the Yelp recommendations when I arrived in Vancouver. They had the best dim sum I've had in a long time, better than LA, NYC, and my usual DC places, and probably even better than most in Hong Kong nowadays. Everything was fresh, and they had the biggest har gow I've seen.
Made a reservation, but still had to wait twenty minutes at the door. Waitress actually yelled at us when we requested to be relocated to a less noisy part of the restaurant. Servers were generally aloof. Food was typical of what you'd expect from a dim sum restaurant in Richmond. Overall a disappointing experience.

We arrived just passed noon and the wait time was not bad at all. About 10 minutes and we were seated. As for the seating itself... OMG so cramped. I come here once a year. It's always amazing. Their fried rice with pork is good, but the real stars are the dim sum! They're not on the cheap side, but it's alright considering the food is good and the service is quick.

Compared to Seattle, this place has pretty good dim sum. I like that it's really spacious and clean inside. For a late Friday lunch at 2pm, the place was still like 75% full. You get a list of items you can order and you just mark off what you want.
