Bed bug in all buildings , mouse , everything old and terrible , broken noisy woods and floors , drugs people , drunk people , homeless`s ,rubbery , .. all this company properties has same problem and they bring people by a lot of lie and after people sign contract , everything show up and nobody care . If you ask for help they will give you 1 month move notice and start to hurt you . All manager they do hire are crazy , cheap personality , rude , lie , dangerous with no responsibility . They don`t care about anything just them job and packet . They are using the key and inter to people apartment and stealing things . All things happened to me many time in # 250 E15th st , North Vancouver and nobody care . Every thing about this company , managers , buildings , head office , owner and .... is really terrible . please don`t rent from them properties , they are VAMPIRE believe me .
Bed bug problems in multiple buildings/ multiple units in buildings (see bed bug registry).
Shoddy management, buildings not cleaned, apartment repairs either not completed, or certainly not addressed in a timely fashion.It took a year to get 6 leaks fixed and contractors damaged the unit during the repair process.
New property manager of the Graveley building is asking tenants to sign an addendum that asks tenants to allow manager to obtain information in violation of the Right to Privacy and freedom of information act. I am not sure whether this document is required by Nacel Properties, or whether it is some
personal initiative created by the current manager. The document was taken from "The Crime Free Multi-Housing program, but was altered by the property manager to include the FIOPA clause. Other alterations were also made. In addition the logo of Crime Free Multi-Housing was used when it clearly states on the Crime Free Multi-Housing Website that this logo can't be used if the building isn't in compliance with the standards of the organization. The building doesn't meet even the most basic security requirements (including the types of locks on the doors and more).
I sought the opinion of a lawyer regarding this addendum and was advised not to sign it.
prepare to get screwed over if you work with or for this company.
At first I thought I was lucky. Decent apartment decent rate. Then the building fell apart and nothing was done. Fires in the lobby, being told there was no insurance not was I eligible for it, random workmen gaming through my apartment without notice, less than 24 hours notice monthly checks for no reason out of the blue- and a rotating door of the worst and rudest "managers" I've ever seen.... more

Let me try to go over all the problems my building has had over the years in a list just to understand why you should NEVER EVER RENT FROM NACEL!
-Flooding
-Water Damage and Leaks
-Mold
-No Security on site. Frequent theft of mail, cars from the parking lot etc

As an employee for this company I would recommend you never rent a property from this company.Th owner Norman Cressey is as mean and as corrupt as it gets. Damage deposits are never returned to clients unless you fight for them and they never fix things right away. Bed bugs are rampant in several buildings (he owns 85 buildings) and could care less about the rental laws....just google Nacel.... more
