PLEASE AVOID ANY DEALING WITH DELWOOD PROPERTIES/PARK SUITES/ EXECUTIVE SUITES/Toronto Corporate Housing. THEY ARE DEALING IN SHORT TERM RENTAL ACCOMMODATION ARE FRAUD. Never give your Credit Card details to them.
Never give your credit card details to Delwood Properties otherwise it may be your biggest mistake of life. They also deal by name Park Suites or Executive Suites.
I have taken a unit on short term rent from Delwood Properties (Park Suites/Executive Suites/Toronto Corporate Housing). From the day one they are so rude. Not ready to listen anything. Fread(Owner) and Mark(Helper) are Fraud. Please avoid.. Hilg Alert.
I have paid all three months rent in advance as per the agreement but after 1 month they suddenly deducted $5000 from my credit card without my approval. They even did not worry to inform me about the same. I have come to know about this when I have seen my credit card alert. Now they are not picking the call. No one knows where their office is shifted. I am a big trouble as they have blocked all my credit card limit. Don't know what to do now. Such a pathetic experience and now in difficult situation.
Fread and Mark are the two people mainly involved in this Scam.
I just got billed over $5,000 on my card. I had not done my homework. Had i done a search of the company, i would have seen a lot of people who went thru what i am going thru. Do not rent from them. If you do be prepared to pay them double of what was agreed. I suggest you rent from on of the big hotel companies. They are cheaper and you get a lot of other perks. Also you have recourse with hotel companies. Not with these thieves
Beware at all costs and avoid.
They have all sorts of fine print in their lease and will charge you $25/day for internet and $25/day for parking when you think it is included in your price (in building we stayed you could easily find people renting their parking spaces for $120 a month)(you can get Rogers wireless for $45/month) and if there are two of you they will charge you an additional occupant fee when you think the price you are paying is for the apartment for the time you are there. In our case it was $50/day on top of the $55/day we were paying for the apartment.
They have an F rating with Better Business Bureau and many other complaints if you do searches on the web.
Several of the buildings they rent from have very strict sub-letting minimums - 3 months or 1 year. They rent for weeks or a month at a time.
They will not check you out in person with a check-out form they provide, even though their document says you are allowed to be there while they do it, and perhaps will bully you as they did us. They try to charge carpet cleaning fees if they can.
In our case we got an invoice when I signed their lease showing the security deposit and rent for the month. That's what we expected. Then I renewed for another month and got another invoice for the second month rent. That is what I expected. Then when I asked what 2 other big charges were on my credit cards were for they faxed through 2 other invoices for the $25/day parking and $25/day internet.
That's when they point you to fine print on the lease you signed - if it is a fixed cost it should have appeared on the original invoice but then we would have known right away about these fees. They delay showing you charges until you are either out of the unit or it's too late to do anything about it because they've charged your card.
After renewing for second month and then vacating received invoice for the 'additional occupant' and 'room tax'.
Be warned. Unless you want something similar to happen to you, avoid this company at all costs - that is our opinion.
Like the person above, I was defrauded of $3000 on top of the $2600 I paid for the rental. These bozos charge you$25 a day for parking AND $25 a day for internet, wether you use them or not. It's a crime. Also, they do not return your security deposit.
